I Found Settlement Room on Active Rain.

In just a few months I have gotten some great information from this site.  Keeping a head of the competition is a constant challenge.  On active rain I found out about a great product called settlement room.  This is a service/product that can help you stay on top of your contracts and closings.  I have also used it to keep in touch with my clients.  To simplify it is an on-line storage space for each of your transactions.  You can upload contracts and fill in transaction details.  You can have the program email you to remind you of different obligations, or it can email any contact that you set up for the transaction. 

I have also used it to show clients their on-line marketing by putting a link on the site that they can check out.  You add the client and then they can check out their documents as well. 

I am a broker owner so we use it to convey the documents as well once the documents are uploaded from the site you can email or fax it to any contact.    It also links with Lone Wolf accounting software so that many of the fields are auto-populated.

They also have a product that turns your outlook program into a real estate contact program that exchanges information with Settlement Room. 

You can buy as many or as few transactions as you want.  The more you buy the less expensive it is, for 75 transactions they run about $8 each. 

So far our clients are really impressed.  I had been looking at other providers of this kind of service but they were all too expensive for a small brokerage.

Even if you don't own a brokerage, it is a great way to keep your clients up-to-date and the members of your team up-to-date.  You can also access your files from any computer with the internet.

If you haven't downloaded the free trial from realestateshows.com do it now.  You can create a very attractive show with this software really easily.  You can also make an online brochure to ad to your mls site from each and every lisitng.  They also give you the tools to automatically submit your property listing to Google Base, Oodle, Trulia, Propsmart, Edgio and Vast. One Home Sells A Day In Small Town Chestermere Alberta

In the 248 days of 2007 240 single family homes have sold or are a pending sale.  38 Condos have also sold in this time. 

29 homes were sold in Chestermere in August 2007.  An 5 additional homes had pending sales at this time.   There were 137 listings that were active at the end of this month.  17 listings expired and 7 listings were terminated, 162 listings were active during the month.  The lowest price in Chestermere was $242,000 for a 55 m. apartment condominium and the highest price of $1,175,000 was for a lakefront bungalow on 96 feet of lakefront.

Seven condos sold ranging from $242,000 to $389,900. 

Single Family Homes  

22 Single family homes sold; 9  in Westmere,   5  in Westcreek, 3  on  Lakeside Greens golf course,  1  in the Cove, 1  in Lakeview Landing, 1  in the Beaches, 1 in Rainbow Falls  and 1 sold on the Lakefront.

As of September 5 there are 103 active listings.  17 condos and 86 single family homes. Sellers should not be too discouraged history has shown that 86 single family listings is not too many listings for this market.  This year in Chestermere there has been an average of one home + or – sale per day.  Listings that are priced correctly will sell at market value in a reasonable time.
